A highly technical civil engineering and groundworks project delivered for a prominent residential scheme. Kingsheath Construction secured the £6 million contract to deliver the complete groundworks package for a new development situated in Blean, near Canterbury. Operating strictly as the Principal Contractor, our team takes full responsibility for the overall health, safety, and operational management of the site.

This complex project requires a massive scope of civil engineering services to prepare the ground for 85 new homes. From navigating sensitive archaeological excavations and executing deep earthworks to constructing advanced dual pumping stations and complex highway alterations, we are establishing the vital physical foundations for this thriving new community. We handle every aspect of the groundworks to ensure the principal building contractors can transition seamlessly into the superstructure phase.

Acting as Principal Contractor and Site Establishment

Taking on the role of Principal Contractor for a £6 million development requires absolute logistical control and an unwavering commitment to site safety. Our team takes complete responsibility for planning, managing, and monitoring every single phase of the enabling works, substructures, and massive infrastructure installation. We understand that the success of any large-scale housing development relies entirely on the quality and efficiency of the initial groundworks phase.

Commencing in June 2025, we executed a rigorous site establishment programme to create a safe, compliant, and highly efficient working environment. A project of this magnitude requires a highly organised operational hub to support the daily activities of a large construction workforce. We set up all necessary site facilities, welfare units, and temporary infrastructure from the very first day.

Site logistics play a critical role in keeping a development of this size strictly on track. We established secure perimeter fencing, clearly defined pedestrian walkways, and designated material storage zones. By setting up a highly structured site compound, we ensure our supply chain can operate without delays, keeping the overarching project timeline secure.

Strategic Temporary Access Solutions

A significant early challenge at the Blean site involved the initial entry points. Upon assessing the site, we determined that the existing access points were entirely unsuitable for the high volume of heavy goods vehicles and articulated dump trucks required for a major groundworks programme. Attempting to use these original access points would have compromised site safety and caused severe disruption to the local Canterbury road network.

To resolve this safely, we designed and established a completely new temporary entrance. We constructed a robust, heavy-duty access route that allows articulated lorries and heavy plant machinery to navigate in and out of the site safely. This dedicated access point prevents bottlenecking and ensures that our daily operations do not interfere with local commuter traffic.

Furthermore, this new entrance incorporates comprehensive wheel-washing facilities and hardstanding areas. This ensures that mud and construction debris remain strictly contained within our site boundaries, keeping the public highways clean and maintaining an excellent relationship with the local community.

Earthworks and Sensitive Archaeological Backfilling

The earthworks phase at Blean represents a monumental logistical operation requiring both heavy machinery and a highly delicate touch. Before structural work begins on the residential plots, we must prepare the raw land to exact architectural specifications. Our team manages large-scale cut and fill operations, moving and redistributing soil across the site to achieve the precise design levels required.

We meticulously manage site stockpiles to ensure maximum material reuse during the later landscaping phases. We also deploy engineered filling techniques, carefully compacting the earth in controlled layers to create highly stable, load-bearing platforms for the new homes. This intelligent soil management dramatically reduces waste generation and minimises the carbon footprint of the entire development.

A unique and highly sensitive element of this specific site is the presence of local heritage assets. Working closely with appointed heritage consultants and site archaeologists, we manage the careful backfilling of archaeological excavations. This requires strict adherence to specific operational protocols to preserve the integrity of the historical ground while safely preparing it for modern residential construction. Delivering 85 Foundations and Substructures

Creating a solid, immovable foundation forms the most critical element of any residential build. Once the ground is fully prepared, our groundworkers move immediately into the substructure phase. For the Blean development, our team holds responsibility for the precise excavation and installation of 85 individual foundations and their corresponding substructure elements.

We excavate the foundation trenches to the exact depths required by the structural engineers, managing the complex concrete pours with absolute precision. We ensure that every foundation provides a continuous, solid concrete base for the masonry walls of the new homes, guaranteeing long-term structural integrity.

Following the foundation pours, we construct the necessary substructure blockwork. We expertly install the necessary damp-proof membranes, sub-floor ventilation, and drainage exit points, bringing the substructures seamlessly up to the damp-proof course. By delivering highly accurate substructure works, we ensure the principal building contractors can begin the superstructure masonry phase without encountering any dimensional errors or costly delays.

Advanced Drainage and Dual Pumping Stations

Effective water management remains a cornerstone of modern residential development. At Blean, we design and install a highly sophisticated drainage network capable of handling the heavy demands of an 85-plot estate while protecting the local Kent environment.

Our teams manage the precise excavation and installation of all domestic drainage and service trenches. We coordinate closely with statutory utility providers to ensure water, gas, electricity, and telecommunications infrastructure drops perfectly into our prepared trenches. We ensure that every individual plot connects seamlessly to the main utility infrastructure, building the network with sufficient capacity to serve the completed estate reliably.

A major technical element of this package is the construction of two dedicated pumping stations: one for foul water and one for surface water. Because the natural topography of the site does not allow for standard gravity drainage across all areas, we must build deep, heavily engineered concrete pumping stations. Constructing these deep shafts requires expert temporary works, precision concrete shuttering, and strict confined-space safety protocols. These stations house powerful mechanical pumps that force water up and out of the lower elevations, transferring it safely to the main treatment facilities.

Alongside the pumping stations, we construct large-scale attenuation basins. These vital stormwater attenuation systems form a crucial part of the site's sustainable drainage strategy. They hold excess rainwater during severe weather events and release it slowly into the natural watercourse, preventing local flooding entirely.

Infrastructure: Roads, Sewers, and S278 Highway Works

Beyond the footprint of the individual homes, Kingsheath Construction delivers the vital physical networks that connect the Blean community. We manage the full construction of all necessary internal road networks, encompassing both adoptable and private roads.

We build every element of the adoptable highway infrastructure to the exacting standards and specifications of the local highway authority. From laying the initial sub-base and installing the kerbs to applying the final macadam surfacing, we focus on delivering a high-quality finish. We construct the private access roads, footpaths, and vehicular crossovers that provide safe, reliable entry points for future residents. Underneath these roads, we install the massive main sewer systems that service the entire development.

Finally, we are responsible for executing highly complex public roadworks under Section 278 (S278) agreements. This involves making permanent, statutory alterations to the existing public highway to safely integrate the new development's road network. Executing S278 works requires exceptional planning, stringent traffic management, and constant liaison with the local council. Our teams work diligently to implement these roadworks securely while actively minimising disruption to the local Canterbury community.
